Eighteen much-needed affordable homes are being handed over to local residents in Chudleigh Knighton, thanks to a successful partnership between award-winning South West housebuilder Baker Estates and leading housing association Teign Housing.
Situated in the heart of the village, the development called Turnpike Fields, is a collection of two-, three-, and four-bedroom homes. The affordable rent and shared ownership homes are helping to meet the strong local demand for quality housing.
Graham Hutton, Deputy Managing Director of Baker Estates, and Tom Woodman, Chief Executive of Teign Housing, recently took a tour of the development to see firsthand the progress and the exceptional standard of the homes.

Teign Housing, a non-profit landlord managing over 4,000 homes across South Devon, is committed to addressing local housing needs through high-quality, sustainable solutions.

Beyond providing much-needed housing, the Turnpike Fields development highlights Baker Estates’ broader commitment to sustainability and community enhancement. Through the £1.7 million Community Infrastructure Levy (CIL) contribution, the development will support a range of essential infrastructure improvements that benefit the wider community.
This latest handover marks a positive step forward in providing local people with access to affordable homes in a sought-after village location—combining thoughtful design, sustainable living, and real community investment.
Graham added: “A new housing development brings benefits to communities well beyond just the new homes themselves. As well as a wide mix of affordable and open market houses and bungalows being built, we will also be paying £1.7m in Community Infrastructure Levy (CIL) to the council.
“This is specifically to provide the local infrastructure enhancements that the community wants. Fifteen percent of this figure goes directly to the parish council and is therefore targeted to bring benefits locally. In all cases, the allocation of these funds will be directed by the local councils.”
The mix of new private homes at Turnpike Fields also includes distinctive and stylish bungalows, as well as a selection of two and four-bedroom houses, suited to first-time buyers, second steppers, downsizers and families alike.
