Baker Estates’ £10 million affordable homes boost for local people in Dartmouth

Award-winning South West housebuilder Baker Estates has teamed up with Legal & General to deliver the first significant number of affordable homes in Dartmouth for decades.

Baker Estates will be building 83 affordable homes as part of its 450-unit flagship development at Little Cotton Farm just outside the town centre. The £10m investment in the new affordable homes is being provided by Legal & General Affordable Homes, as part of its continued expansion as it looks to deliver 3,000 new affordable homes across the country each year from 2023.

Little Cotton Farm is the first major new homes scheme for 20 years in the town and will comprise of 2, 3, 4 and 5 bedroom homes, including traditional houses and bungalows.

The development also offers over six acres of employment land, which will provide locals with job opportunities as well as contribute to the local economy.

Graham Hutton, Development Director at Baker Estates, said: “This is a fantastic investment in new affordable homes in Dartmouth which has been welcomed by local people.

“We are delighted to be entering this partnership with Legal & General on this development and for these affordable homes to be enjoyed by young people and families for years to come. The first affordable homes are on target to be handed over later this year.”

“Our project at Little Cotton Farm will also bring significant employment both through our commitment to work with local subcontractors to build the homes and the six acres of land which is set aside for employment generating uses. We expect the first planning applications for these businesses to be submitted this summer.”

Ben Denton, CEO of Legal & General Affordable Homes, added: “We are committed to leading the evolution of the affordable housing sector. We have over 5,500 homes currently in development and operation and aim to develop 3,000 new homes each year from 2023. Providing high-quality homes that locals can afford is paramount. This is why we are delighted to be working with Baker Estates and the South Hams District Council to bring forward the quality of affordable housing for the residents of Dartmouth.”

Councillor Hilary Bastone said: “This exciting new Baker Estates development at Little Cotton Farm will also give many locals and those seeking affordable housing the chance to live in the area where they were brought up.
