Sales Executive

Purpose of the role

To deliver strong sales performance, achieving optimal selling prices whilst maintaining Company standards and delivering high standards of customer service.

Key tasks

v  Maximise profits by achieving new home sales in line with sales target

v  Look after all prospective/ existing purchasers in a welcoming, professional, and efficient manner, delivering exceptional customer service

v  Provide expertise in the Company’s house types, specification, extras and procedures

v  Match BE and Government schemes available to seek and secure the maximum possible sales, ensuring that all customers are fully qualified

v  Effectively manage the CRM database

v  Refer to recommended IFA and Panel solicitors, managing transaction and sales progression to ensure timely completions

v  Ensure that all paperwork and site administration is up to date and completed within the deadlines

v  Apply knowledge of all legal requirements e.g. PMA, CML, H&S, DPA, Money Laundering, Consumer code

v  Take responsibility for maintaining the presentation of show homes and sale offices to the agreed standard and ensure that adequate on and off-site signage is maintained

v  Maintain effective relationships with internal colleagues and external contacts, in particular, Sales Manager and Site Manager

v  Contribute PR/ Marketing proposals to Sales Manager

v  Conduct local and market research, and competitor analysis in line with OFT guidelines in order to demonstrate up to date and extensive knowledge and awareness of the local area, amenities and current market

v  Review website and property portals to ensure information is correct/up to date and notify the Sales Manager with suggested amendments

v  Excellent communication skills

v  IT literate

v  Ability to work independently and as part of the team to drive a common goal

v  Thrives on challenge, is resilient and driven to achieve personal and organisational targets

v  Communicates and negotiates persuasively – capable of influencing others assertively, building rapport with customers

v  Experience of delivering sales in a service environment; ideally housebuilding, estate agency

v  Commercially astute with a good understanding of the market and competitors

v  Encourages and supports people in the team, sharing knowledge and best practice

v  Flexible with working pattern, must be able to work weekends and bank holidays
